TAX COLLECTION - PROPERTY TAXES

This includes the taxes collected on behalf of Morris County and the two School Districts. 

Taxes are computed and paid on a Calendar Year basis.  Tax bills are issued in July, after budgets for the year are final.  The Tax bill covers the following 4 quarterly tax payments.  The August and November payments are computed to make the total tax payments for the year come out whole.  The February and May payments for the following year are estimates based on the current year rates.

Taxes are due February 1st, May 1st, August 1st and November 1st.  The Tax Collector allows a 10 day grace period, then charges interest at 8% (APR) on the first $1,500. and 18% on everything over $1,500.  In addition, a 6% penalty is added if the overdue amount exceeds $10,000. at the end of the calendar year.

Veterans who served during time of war and were honorably discharged, can obtain a credit from their real estate taxes.  In 2002, the credit is worth $200.  The New Jersey Law that authorizes the credit has a sliding scale that will raise the credit in steps to $250 in 2003.  Ask the Tax Assessor for NJ form VSS.

You may prepay your tax bill and get a discount.  Ask the Tax Collector for details.

The Township Tax Assessor works under the guidance of the Morris County Board of Taxation, which insures equitable standards are maintained among all the towns in the county.

Properties are re-assessed during and at the conclusion of work under a Construction Permit.  The Assessor will call you for an appointment.

Every property in the entire township was reassessed during the summer of 2001. 

The Tax Assessor is available by appointment.

TAX COLLECTION - SEWER TAXES

Sewer taxes are levied only against the residences (about 88%) and businesses connected to the Township's Sewage Treatment Plant.   Sewer bills are issued in May, and are due June 30 of each year.  Interest is charged on all late payments at a rate of 8% for first $1500 and 18% on balance.

The sewer tax is computed based on your water usage during the prior 9 non-summer months.  In other words, the sewer payment due June 30 is based on water use October - March of the previous year plus October - December of the current year. 

The water volume we use to compute this tax is reported to the Township by the water company.  Check your sewer tax bill closely.  If it is out of line, then check your water bills.  Look for any "estimated" meter readings, one-time adjustments, or errors that might push the billing for summer water usage into the months after October.  If you find any such adjustments, bring documentation (corrected water bills, etc.) to the Tax Collector's office before you pay your Sewer Bill, and the Tax Collector has the authority to adjust the Sewer Bill.  If the error is caught after the bill has been paid, but in the current year, the Tax Collector must prepare a Resolution for the Township Committee to authorize a refund.  Refunds are not made for overpayment of Sewer Taxes in previous years.
